David Beidler is vice president of business development at Advantage Capital. In his role, David primarily focuses on sourcing state and federal Low-Income Housing Tax Credit investments for affordable housing projects concentrated in Georgia, Oklahoma and South Carolina.
David brings over 21 years of commercial real estate experience, including more than 11 years of experience in sourcing state Historic Tax Credits and federal New Markets Tax Credit investments to the Advantage Capital team. Most recently, he was a tax credit Acquisitions Manager at Foss and Company and prior to that with the National Trust Community Investment Corporation in a similar role.
David received his MBA and master’s degree in regional and urban planning from the University of North Carolina, Chapel Hill and his bachelor’s degree in economics from the University of St. Thomas.
Kenny Blasingame joined Advantage Capital in 2020. As a senior analyst, Mr. Blasingame’s responsibilities include tracking receipt of and reviewing tax returns from the firm’s partnerships and investments, ensuring the timely response to notices received from taxing authorities, managing the tax compliance calendar for outside accountants, gathering tax return information needed by outside accountants, assisting with loan reconciliations and cash management, verifying tax credits received and delivering tax credit documentation to tax credit claimants.
Mr. Blasingame has more than 7 years of experience working in the accounting and tax fields. Most recently, he worked at Mastercard as a Senior Accountant. Prior to this, he was a Global Mobility Tax Specialist at Anheuser-Busch and Boeing where he gained extensive experience managing high-level executive’s expatriate tax compliance and reviewing multi-country tax equalization calculations. In addition, he was responsible for determining the tax treatment of equity compensation and managing the outsourced tax compliance advisor for expatriate employees. Mr. Blasingame received his bachelor's degree in accounting from Lindenwood University.
Dayna Drennan is a compliance analyst at Advantage. As a member of the Syndication team, she is responsible for underwriting, asset management and performing due diligence.
Prior to joining the firm, Dayna spent the last four and a half years working in asset management and compliance at Sugar Creek Capital.
Dayna received her bachelor’s degree in sociology from Southern Illinois University Edwardsville and holds a Housing Credit Certified Professional (HCCP) Certification.
George Hettich is a senior associate and a member of the firm’s syndication group. With a strong background in commercial real estate, his responsibilities include sourcing and structuring investments utilizing state-based Low-Income Housing Tax Credit (LIHTC) programs.
Prior to joining Advantage Capital, George worked for many years at U.S. Bancorp Community Development Corporation, where he managed a large portfolio of LIHTC investments throughout the country and was responsible for evaluating investments. In this role, he supervised a team of asset managers to ensure the overall profitability of the portfolio, as well as established development plans and activities of the team. Previously, George was a co-owner of a real estate firm that performed investment services to clients on a portfolio of over 400 residential units. In this role, he negotiated and executed investment options and company mergers.
George received his MBA from Lindenwold University and earned his bachelor’s degree in business administration from Fontbonne University. He is active in the community, sitting on the board of the Tennessee Williams Festival and the City of Clayton Sustainability Advisory Committee.
Sheri Lewis joined the syndication team as a paralegal in 2015. Ms. Barto supports the team’s efforts to syndicate tax credits, while maintaining relationships with tax credit buyers and investors.
Ms. Lewis has over 10 years of experience with Low-Income Housing Tax Credits. Prior to joining Advantage Capital, she served as a paralegal at Sugar Creek Capital, forming and maintaining entities in multiple states, drafting operating and partnership agreements and bylaws and maintaining responsibility for many other integral functions. She also has over 15 years of experience in the title insurance industry.
Jim Rieker joined Advantage Capital as a vice president of syndication. In this role, he is responsible for business development for the syndication team.
Jim brings to the team extensive knowledge of affordable housing development, having led and directed business development and expansion of portfolios within the Midwest and Southeast. Prior to joining the firm, he served as president and CEO of Midwest Housing Equity Group Inc., a regional tax credit syndicator in the Midwest. He has also served as the assistant housing director at the Nebraska Investment Finance Authority, where he specialized in affordable housing and the Low-Income Housing Tax Credit (LIHTC) program. Jim has experience cultivating LIHTC loan programs and leading operations at a regional tax credit syndicator in the southeastern U.S.
Jim received his bachelor’s degree in finance from the University of Nebraska, Lincoln. He has been actively engaged in the National Association of State and Local Equity Funds and the National Home Builders Housing Credit Group.
Rachel Robards serves as an associate on the firm’s syndication group, for which she is responsible for due diligence and transaction work for our state-based Low-Income Housing Tax Credit (LIHTC) investments.
Rachel brings more than 20 years of real estate, legal and development experience, the last 13 of which were spent working on LIHTC and Historic Tax Credit (HTC) projects. Prior to joining the firm, she worked for many years in corporate real estate departments and a law firm, where she gained a wealth of knowledge in due diligence, real estate transactions, multifamily housing and the LIHTC and HTC programs. Most recently, she served as the director of acquisitions for Bruce Development Company, where she worked on all aspects of commercial and multi-family real estate development.
Rachel received her bachelor’s degree in history and political science from Webster University and earned a paralegal studies certificate.
Tom Schaefer is a senior vice president on the syndication team and is responsible for leading the underwriting and asset management functions of the group. His career has covered a wide range of responsibilities, including underwriting, lending and investing in both federal and state tax credits.
Prior to joining Advantage Capital, Tom was a SVP – Market Credit Officer with Busey Bank, where his duties included managing a team of underwriters and analysts, making loans collateralized by tax credits and managing the Bank’s Federal Tax Credit Investment portfolio. Prior to Busey’s acquisition of Pulaski Bank, Tom was responsible for underwriting all tax credit transactions for Pulaski.
Tom received his bachelor’s degree in finance and accounting from University of Dayton and holds an MBA from Washington University.
Kraig Schnitzmeier is a senior associate at Advantage Capital. As a member of the firm’s syndication team, Kraig is responsible for underwriting efforts. Kraig has extensive knowledge of the Affordable Housing Industry and has nearly ten years of experience in the acquisition and closing process of real estate development investments.
Previously, Kraig was a Project Manager Associate at US Bank Community Development Corporation in St. Louis, MO, where he underwrote tax credit financed construction projects and worked closely with project stakeholders and third party and government agencies.
Kraig received his master’s in construction management from Washington University in St. Louis and his bachelor’s in business administration from the University of Missouri–St. Louis.
Debbie Singer is a Senior Vice President and Head of Qualified Active Low-Income Community Business (QALICB) Consulting at Advantage Capital. With nearly 15 years of experience in New Markets Tax Credits (NMTC), public-private partnerships, the negotiation of credits and incentives, Tax Increment Finance (TIF), and various structured finance transactions, Debbie is a seasoned real estate, legal and financial executive. As a member of the Partner Services team, Debbie leads consulting efforts for NMTC standalone transactions.
Most recently, Debbie was the Leader of the Great Lakes Credits & Incentives practice at RSM in Chicago, IL, where she was responsible for all public-private partnership projects—including tax credits and negotiated incentives—for the firm’s Great Lakes clients and for all NMTC projects across the country. Debbie received her J.D. and master’s in Urban and Regional Planning from the University of Wisconsin and her bachelor’s in Economics and Political Science from Washington University in St. Louis.
Ruth Kelso Sorrell is a principal in the firm’s syndication team, for which she assists in closing transactions and leads the tax credit distribution efforts.
She has dedicated her career to facilitating affordable housing. Beginning as an attorney at the law firm Rosenblum Goldenhersh, Ruth then became inside counsel at Sugar Creek Capital, a low-income housing tax credit investor based in St. Louis.
Ruth received her LL.M. in Taxation from Washington University in St. Louis, her J.D. from Saint Louis University and her bachelor’s degree from Syracuse University.
Brendan Thompson is a senior analyst at Advantage Capital. As a member of the syndication team, he is responsible for supporting business development and underwriting efforts.
Prior to joining the firm, Brendan worked as a senior financial analyst at Phillips Edison & Company, a grocery-anchored shopping center REIT, where he specialized in corporate finance.
Brendan received his bachelor’s degree in finance with a minor in economics from Xavier University.
